EICR (Electrical Installation Condition Report)

Landlords are required by law to ensure the rented property has a current EICR. This is carried out by electricians and certifies the electrics of the property are safe. This is renewed every five years.

Gas Safety Certificate

A legal requirement for all gas-supplied properties. This document is provided by Gas Safe registered engineers once a year.

EPC (Energy Performance Certificate)

An EPC is required for all rental properties at the point of advertising for a new tenancy. The minimum rating is currently E for the property to be lettable. This document is renewed every ten years.

Smoke & Carbon Monoxide Alarms

Landlords are required to provide smoke detectors on each habitable floor in a rented property. These alarms are tested on the day the tenant moves in and are subsequently kept in date and operating by the landlord. Carbon Monoxide detectors are required for all rooms in rented properties which are equipped with solid fuel and gas burning appliances, such as gas boilers, wood fires, etc.

Licensing

Landlords must obtain relevant licenses for rented properties if applicable. In the Eastbourne area, Houses in Multiple Occupation are registered with the local council and licenses are provided every five years.

PAT Testing

Portable Appliance Testing (PAT) ensures all portable electrical appliances in your property are tested and approved as safe to use.

The resulting PAT certificate documents the safety testing of portable electrical appliances e.g. fridge/freezer, washing machine, toaster etc. While this is not mandatory, it is highly recommended.

Legionnaires' Disease

While uncommon, it is the responsibility of all landlords to assess their properties for risk.

A very simple initial assessment will show if water systems in your properties are at risk. Most normal domestic systems are considered low-risk due to the regular usage and flow of water, limiting standing water.
