Home Buyers Surveys – Why Do I Need One?

You need a RICS Home Survey (Level 2 or 3) primarily to protect yourself from unforeseen financial costs and risks associated with purchasing a property.

It is an essential step which gives you leverage and critical information before you commit to your purchase.

Key Reasons to Get a Survey

1. Identify Costly Defects (Financial Protection)

The survey reveals defects that are not obvious during a viewing, such as:

  • Structural issues: Undersized roof timbers, movement, subsidence, or issues with supporting walls.
  • Widespread damp: Areas of heavy staining and mould growth.
  • Major repairs: The need for a new roof, replacement windows, or significant timber treatments (such as woodworm or wet rot concerns).

2. Legal and Safety Compliance
